The relationship was visible across the market. Homes within one nautical mile of open ocean had a median asking price of $8.45 million, while homes more than five nautical miles away had a median asking price of $995,000.

How Yacht.house built this analysis
The report covers 118 active Fort Lauderdale single-family listings in the Yacht.house canonical property dataset as of September 12, 2026.
Included properties had valid bedroom and bathroom data, a public Yacht.house property slug, a computed marine route, and a Yacht.house navigation profile using analysis version 3.
Route distance represents Yacht.house's computed marine-route distance from the property's attached waterfront access point to the configured open-ocean destination. It is not straight-line geographic distance.
Asking-price statistics use current listing asking prices rather than closed-sale prices. Price-per-square-foot analysis was available for 116 properties with reported living area.
Spearman rank correlation was used to describe monotonic association between marine-route distance and property variables. Correlation does not establish causation.
The analysis does not attempt to control for every property characteristic. Neighborhood, lot size, waterfront frontage, dockage, home condition, age, architecture, renovation quality, waterway characteristics, and other variables may influence asking prices.
