Sources, methodology and limitations
Yacht.house combines property information with derived marine-access analysis. We distinguish observed source data, calculated results and evidence that remains unknown.
Data sources
- Listing information is imported through RentCast. Availability and displayed property details depend on the source and update cycle.
- Regional marine analysis uses available NOAA Electronic Navigational Chart features, including depth, dredged areas, bridges and ocean polygons. NOAA does not endorse our derived property analysis.
- Property connections, regional graphs, destination matching and route calculations are Yacht.house-derived results.
How to interpret a report
What is a waterfront candidate?
A listing that passed our initial geographic screening for potential waterfront access. Candidate status does not confirm legal frontage, a dock, usable water depth, or a navigable connection to the ocean.
What is a current marine profile?
A profile generated under our current regional data and routing rules. Current does not mean independently verified or safe for a particular vessel. Individual routes can still have missing depth or bridge evidence.
What does depth evidence coverage mean?
The percentage of an analyzed route supported by available chart-depth evidence. It is not the probability of safe passage. Minimum known depth applies only to the portions with evidence; unsupported portions remain unknown.
Does no identified bridge restriction mean no bridges?
No. Missing or incomplete bridge evidence must not be interpreted as unlimited air clearance. Bridge dimensions, operating conditions and opening requirements may require separate verification.
How is an ocean route determined?
We model connections from a property access point through regional waterway graphs toward approved ocean destinations. Route calculations depend on graph connectivity and chart coverage. A short route or a line on a map is not a navigation guarantee.
How fresh are listings and analysis?
The listing importer runs daily within a 25-request allowance and rotates across markets. Every listing is not refreshed daily. Listing update time, analysis time and aggregate snapshot time describe different events; each is labeled separately where available.
Can these reports replace navigation charts or a survey?
No. Reports support property research. Vessel dimensions, tides, shoaling, dock conditions, bridge operations and local restrictions require appropriate current evidence and, where needed, professional or on-site verification.
