What does “no fixed bridges” actually tell you?
A fixed bridge creates a hard overhead constraint because it cannot open for a taller vessel. If the available clearance is lower than the yacht's required air draft, the route may be unusable.
Removing that constraint can materially expand the vessels that may be able to reach a property. It does not, however, resolve every other marine-access question.
Depth, yacht draft, movable-bridge operations, waterway geometry, dock dimensions, turning room, tides, and incomplete marine data can still control whether a specific vessel works at a specific property.
